The density eligibility process impacts properties interested in building an ADU within the Rural Residential (RR) District. If you are not sure what your property is zoned, view the City Zoning map to find your property on the map or contact the city for confirmation. A system is being created to allow property owners to self-assess if they are eligible before proceeding with investing in plans or permits for an ADU. Your participation in this process is crucial on how the density eligibility application will develop. This is a unique policy effort that only applies to the City of Greenfield because of the limitations to density in the RR District set in the Comprehensive Plan.

We need your input to address any additional considerations or standards to build clarity and consensus on ADUs for the community. Once the public comment period concludes, all comments from the draft ordinance and survey will be presented to Planning Commission and Council for consideration to make any further revisions.  

ADUs have been a trending topic as an innovative housing option for many communities for a variety of reasons (multigenerational housing, rental income, space for on-site care etc...). This process was ignited by resident inquiries and direction from Council. 

An ordinance is a legal document for city laws and regulations in which a city can enforce to ensure health, safety, and welfare for the community. Many cities and townships enact ordinances; where specifically ADU ordinances come into play, is to address impacts and concerns regarding ADUS, to ensure they are regulated appropriately and mitigate concerns.
